YOUR QUESTIONS

Frequently Asked Questions About Pittsburgh

This is our specialty and we're experts in relocations, and your trusted partner in your relocation journey. Video touring, 3D interactive photos, virtual tours, and our expertiese in making sure the home you're buying doesn't have signs of structural, water, or electrical issues before you even make an offer. We're also hyper local Pittsburgh experts. We will help you find neighborhoods that are the best fits for your lifestyle and commutes. If you don't love your home, we'll list it for free and help you find your next one with no charge to your for any commissions.

That’s where I come in. Based on your lifestyle, commute, budget, and preferences, I’ll guide you to the neighborhoods that fit you best — not just what looks good online.

Can you coordinate everything while I’m out of town?

No problem. I specialize in helping clients relocate on tight timelines, including virtual tours, fast decision-making support, and streamlined closing coordination. When you use our mortgage and title services, our average closing time is just 17 days! No other real estate team or brokerage can say that. However, you are free to choose any title company or lender you like.

For relocation clients, in the event you are unable to find a home before your planned moved date, we can provide assistance with locating short term rentals and if plans change, long term rentals.

When it's time to make the move to purchase a home, we will give you a 50% credit from the fee for finding your rental - and a 100% credit if you do a short term rental up to 6 months - towards the purchase of your home when you work with us again which may be in the form of a commission reduction or rebate - whichever works best in structuring your home purchase. Why do we give a credit? Because it is the kind of service we'd love, so it's the kind of service we provide because service doesn't stop when you sign a lease or close on a home. You're our client for life, and we'll treat you right.

It’s not just about finding a house — it’s about helping you land in the right place with confidence. You get local expertise, personalized guidance, and full support from start to finish.

We making closings easy when you use One Real Title. You can close virtually or we'll send a notary to your door so you can close with ease on your new home in Pittsburgh, even if that's 2,000 miles away.

The home inspection is the most critical thing you can do, and while we recommend being there if you can, it's not practical for most people relocating. We will meet the home inspector at the end of the inspection and bring you in virtually if you are available to do a walk through of the findings and get your questions answered. Inspection report results are highly technical and can sound major - like "No GFCI electrical fault protection in the kitchen" - when it's simply a $20 outlet required within so many feet of a water source under modern building codes and nothing to worry about at all. By being able to consult with your inspector and see the findings, you'll have peace of mind and no worries when the report does come back. If you can't make it virtually, we'll ask the inspector to let us film the walk through and send it to you.

We may receive a referral fee which is standard practice. However, we use that fee to cover the cost of the extra benefits we provide and in some cases, that can be more than what we receive depending upon the sale price of your home.

We do everything in our power to make sure you'll love your home when buying it sight unseen, but if you don't - we'll list it on the market for free, and we won't charge you a commission on the purchase of a new house within 12 months of your closing date.

Unfortunately, no. There are costs associated with those benefits that any referral fee we make covers. However, if you would like to purchase closing disclosure insurance, let us know. We can offer that to you at our discounted rate of $199 for two years of coverage.

Yes. Fair housing laws prohibit a real estate agent from marketing a home as "Perfect for Baptists with a Church next door" - but when you are asking us to find something specific, it's our pleasure to do so. When you onboard with us, we'll spend time learning about your lifestyle and interests to help you find neighborhoods that best fit those - from dog parks to bike trails. That's the benefit of working with people who have real local knowledge of the entire greater Pittsburgh area. We know all sorts of great places.

We can! We have several who we love and can even connect you with past clients who have used them. However, often we find our relocation clients lean towards finding an inspector on Google who we have no experience with, and have not had great results with. We do not steer nor recieve any compensation from any inspector on our preferred list. They're on the list because we've had nothing but great results and client satisfaction with them. Anytime we or our clients have consistently good experiences with any vendor, we add them to our list of preferred providers and also remove vendors when we see a decline in quality and outcomes. Our job is to protect our clients best interests every step of the real estate journey - and after.

We can. If you are going to arrive before you find a home, we can help. Most short term rentals rent at a rate several times higher than they would with a long term lease. For short term needs (under one month) there are many extended stay hotels all over the area. AirBNB and Vrbo are also great options if you need housing for more than 30 days - especially if it is in a time without many local events. Rates can be much lower than a short term lease.

We work with Cort who provides terms as short as 1 month and can refer you to one of their specialists.
