What Mortgage Is Best For You?

Knox Knows Loans. Find The Right Fit.

One Real Mortgage Pittsburgh offers over 50 different loan products, but these are the most common to explore to see what fits your needs.  As a mortgage broker, we shop rates across 30+ lenders to get you the lowest rates and best terms without hidden junk fees and costs buried in the APR.

Conventional Loan

The standard mortgage — not backed by the government, but still the most widely used product on the market.

Down payment from 3%Credit score 620+Primary, secondary & investmentConforming & jumbo options

A conventional loan is issued by a private lender — a bank, credit union, or mortgage company — and follows guidelines set by Fannie Mae or Freddie Mac. Because there's no government guarantee backing it, lenders hold borrowers to stricter standards. In exchange, you get more flexibility: you can use it to buy a primary home, a vacation property, or a rental, and you avoid some of the extra fees that come with government-backed loans. Private mortgage insurance (PMI) is required if you put down less than 20%, but it can be removed once you hit that equity threshold — unlike FHA's mortgage insurance, which can stick around for the life of the loan.

Pros
  • Works for primary homes, vacation homes, and investment properties
  • No upfront mortgage insurance premium
  • PMI can be removed at 20% equity — it's not permanent
  • Fewer restrictions on property condition
  • Competitive rates for buyers with strong credit
  • Jumbo options available for higher-priced homes
Cons
  • Stricter credit and income requirements than government loans
  • PMI required if down payment is under 20%
  • Higher rates and tougher terms for buyers with lower credit
  • Property may need to be in better condition to appraise
  • Fewer options if you have limited savings
Best For: Buyers with solid credit (620+), stable income, and at least 3–5% saved for a down payment. Also the go-to product for anyone buying a second home or investment property.

FHA Loan

A government-backed mortgage designed to make homeownership more accessible — especially for first-time buyers.

Down payment from 3.5%Credit score 500+Primary residence onlyBacked by the FHA

The Federal Housing Administration doesn't actually lend you money — it insures the loan, which means lenders take on less risk and can offer more flexible terms to borrowers who might not qualify for a conventional mortgage. That flexibility shows up in two big ways: you can qualify with a credit score as low as 580, and you only need 3.5% down. The trade-off is mortgage insurance — both an upfront premium (1.75% of the loan amount) and an annual premium built into your monthly payment. If you put down less than 10%, that insurance stays for the life of the loan. FHA loans are also limited to primary residences, so you can't use one to buy a rental property or vacation home.

Pros
  • Low 3.5% down payment requirement
  • Qualifies with credit scores as low as 580
  • More forgiving debt-to-income ratios
  • Gift funds can cover the down payment
  • Great for buyers rebuilding after financial setbacks
Cons
  • Upfront mortgage insurance premium of 1.75% of loan amount
  • Annual mortgage insurance stays for life of loan if down payment is under 10%
  • Primary residence only — no investment properties or vacation homes
  • Loan limits cap what you can borrow (varies by county)
  • Property must meet FHA minimum condition standards
Best For: First-time buyers, buyers with lower credit scores, or anyone who doesn't have a large down payment saved up and needs more flexible qualification standards.

FHA 203(k) Renovation Loan

An FHA loan that bundles the home purchase and renovation costs into one mortgage — built for fixer-uppers.

Down payment from 3.5%Credit score 580+Primary residence onlyRenovations complete within 6 months

The FHA 203(k) is one of the more creative tools in the mortgage world. Instead of taking out a separate home equity loan or personal loan to fix up a property, you roll the purchase price and renovation costs into a single mortgage — at a single interest rate. There are two versions: the Limited 203(k) covers cosmetic updates and repairs (no structural work), while the Standard 203(k) handles major renovations including structural changes and properties that aren't livable at purchase. You can borrow against the home's projected after-repair value, which often means more buying power than the current appraised price would suggest. The catch: more paperwork, longer closing timelines (expect 60+ days), and all work must be completed by licensed contractors — no DIY allowed.

Pros
  • Combines purchase and renovation into one loan at one interest rate
  • Low 3.5% down payment on the combined total
  • Can borrow up to 110% of the after-improved value
  • Opens up fixer-uppers most lenders won't finance conventionally
  • Can also be used to refinance and renovate a home you already own
  • Flexible underwriting similar to standard FHA requirements
Cons
  • Longer closing timeline — typically 60+ days vs. 30–45 for standard loans
  • Significant paperwork and contractor coordination required
  • All work must use licensed, lender-approved contractors — no DIY
  • Standard 203(k) requires a HUD-approved consultant
  • FHA mortgage insurance premiums apply (upfront and annual)
  • Primary residence only — not for investment properties
Best For: Buyers who've found a great home in a great location that just needs work, and don't have the cash to buy and renovate separately. Especially useful in older Pittsburgh-area markets where move-in-ready inventory is limited.

VA Loan

An earned benefit for veterans, active-duty service members, and eligible surviving spouses — no down payment, no PMI.

0% down paymentNo PMI everMilitary eligibility requiredPrimary residence only

The VA loan is arguably the most powerful mortgage product available — for those who qualify. The Department of Veterans Affairs guarantees a portion of the loan, allowing lenders to offer terms unavailable through any other product: zero down payment, no private mortgage insurance, and consistently competitive interest rates. There is a one-time VA funding fee (which can be rolled into the loan), but eligible borrowers with service-related disabilities may have it waived entirely. VA loans can be used to purchase, refinance, or make energy-efficient improvements to a primary residence. If you've served and you're buying a home, this benefit was earned — it should be used.

Pros
  • Zero down payment required
  • No private mortgage insurance — ever
  • Competitive interest rates backed by federal guarantee
  • More flexible credit and income qualification standards
  • VA funding fee can be rolled into the loan amount
  • Funding fee waived entirely for disabled veterans
  • No prepayment penalties
Cons
  • Eligibility limited to veterans, active-duty, and qualifying surviving spouses
  • VA funding fee required (1.25%–3.3% depending on usage and down payment)
  • Primary residence only — cannot be used for investment properties
  • Property must meet VA minimum property requirements (MPRs)
  • Some sellers are less familiar with the process, which can complicate offers
Best For: Any eligible veteran, active-duty service member, or qualifying surviving spouse. This benefit was earned and should be used — it's the most powerful financing tool available for those who qualify.

USDA Loan

A zero-down-payment loan backed by the U.S. Department of Agriculture for homes in eligible rural and suburban areas.

0% down paymentIncome limits applyGeographic eligibility requiredPrimary residence only

Despite the name, USDA loans aren't just for farms. The USDA Rural Development program covers a wide range of suburban and small-town areas — including parts of the Pittsburgh metro — and offers 100% financing for eligible buyers. To qualify, the property must be in a USDA-eligible area (easily verified on the USDA website) and the buyer's household income can't exceed program limits for their county. In exchange, you get a zero down payment loan with competitive rates and mortgage insurance costs that are typically lower than FHA's equivalent. It's one of the most underused loan programs available, and for the right buyer in the right location, it's genuinely hard to beat.

Pros
  • Zero down payment required
  • Lower mortgage insurance costs than FHA
  • Competitive interest rates
  • Flexible credit requirements
  • More areas qualify than most buyers expect — including Pittsburgh suburbs
  • Guarantee fee can be rolled into the loan amount
Cons
  • Property must be in a USDA-eligible geographic area
  • Household income must fall within program limits for your county
  • Primary residence only
  • Processing can take slightly longer than conventional loans
  • Not available for investment properties or vacation homes
Best For: Moderate-income buyers purchasing in eligible suburban or rural areas who don't have a down payment saved — and haven't yet discovered this program exists.

DSCR Loan

A mortgage that qualifies based on what the property earns — not what you earn. Built for real estate investors.

Qualifies on rental incomeNo W-2s or tax returns requiredDown payment typically 20–25%Investment property only

DSCR stands for Debt Service Coverage Ratio — a number that tells a lender whether a property earns enough to cover its own mortgage. The formula: divide the property's monthly rental income by the total monthly debt obligation (principal, interest, taxes, insurance, and HOA fees). A DSCR of 1.0 means the property breaks even; 1.25 or higher is where most lenders get comfortable. What makes this product powerful is what lenders do not look at — your personal tax returns, W-2s, or employment history. For self-employed investors, people with complex income structures, or investors who've maxed out their conventional loan count, DSCR loans remove the biggest qualification roadblocks. Properties can often be held in an LLC for liability protection, making this a go-to tool for serious portfolio builders.

Pros
  • No personal income documentation — W-2s and tax returns not required
  • Property can be held in an LLC or trust for liability protection
  • No cap on the number of properties you can finance
  • Works for long-term rentals, short-term rentals (Airbnb/VRBO), and small multifamily
  • Streamlined approval — underwriting is based on the deal, not personal finances
  • Ideal for self-employed investors or those with irregular income on paper
Cons
  • Higher interest rates than conventional loans (non-QM product)
  • Larger down payment required — typically 20–25%
  • Property must generate adequate rental income to qualify
  • Vacancy periods create cash flow risk that affects the DSCR calculation
  • Not available from all lenders — requires a specialized mortgage partner
  • Cannot be used for primary residences
Best For: Real estate investors — especially self-employed buyers, those with complex finances, or portfolio builders who've hit the ceiling on conventional investment loans and need a product that lets the property qualify itself.

Investment Property Loan

A conventional mortgage for non-owner-occupied properties — the standard route for buying your first rental.

Down payment typically 15–25%Credit score 680–720+ preferredPersonal income qualifies the loanRentals and small multifamily

An investment property loan is a conventional mortgage applied to a home you don't plan to live in. You can use one to buy a single-family rental, a small multifamily building (up to four units), or a property you intend to fix and flip. Because lenders view investment properties as higher risk — owners are statistically more likely to walk away from a rental than from their primary home — the requirements are tighter than owner-occupied financing. Expect a larger down payment (typically 15% minimum for single-family, 25% for multifamily), a stronger credit score requirement, and a slightly higher interest rate. Your personal income, credit history, and debt-to-income ratio all factor into approval, which distinguishes this product from the DSCR loan above.

Pros
  • Uses familiar conventional loan structure — available from most lenders
  • Projected rental income can often count toward qualifying
  • Lower rates than DSCR for buyers with strong personal finances
  • Works for single-family rentals and small multifamily (2–4 units)
  • Straightforward process for buyers who've purchased a primary residence before
Cons
  • Higher down payment than primary residence loans (15–25%)
  • Higher interest rate than owner-occupied financing
  • Stricter credit and income qualification standards
  • Counts against your conventional loan limit (typically capped around 10 financed properties)
  • Complex personal finances or self-employment income can complicate approval
Best For: Buyers entering real estate investing for the first time with solid personal credit and income, or investors adding one or two rentals to their portfolio before exploring DSCR financing options.

PITTSBURGH MORTGAGE: BROKER VS. BANK

Should You Get Your Mortgage From Your Local Bank Like PNC or Dollar Bank — or Us?

It’s the question most Pittsburgh buyers ask at least once. You’ve banked at PNC for years. Dollar Bank is local and feels familiar. Why not just get your mortgage there?

Here’s the honest answer: you can. But when you go to your bank, you get one rate from one lender who works for that institution. PNC’s mortgage rates have historically run above the market average — and PNC ranked below the industry average for customer satisfaction in J.D. Power’s most recent mortgage origination study. Dollar Bank operates in only three states with a limited product range and a below-average loan approval rate per federal HMDA data.

As a mortgage broker, One Real Mortgage works differently. We shop your loan across 30+ wholesale lenders and they compete for your business. That competition almost always means a better rate, better terms, or both. And unlike a bank loan officer, we don’t work for any one lender. We work for you.

“I’ve watched a PNC loan delay a Pittsburgh closing three times over two months. My buyer was ready to fire them. That’s not a horror story — that’s what happens when you’re locked into one lender with no leverage and no one fighting for your deal.”

— Craig Knox, Pittsburgh Realtor & Knox Team Founder

Need to sell and buy a home? We can help.

Buy Before You Sell Programs

Having to use a home sale contingency almost guarantees your offer won’t be accepted if there is any competition on a home, and even if you do get an accepted offer with one, kick out clauses mean the seller can always kick yours out and take another one anyway.

We offer multiple products and programs to help Pittsburgh sellers avoid this pitfall - and while these have a cost, that cost usually pays for itself and pays dividends.

  • Vacant homes usually sell faster and for more - plus they can be staged.
  • Buy Before You Sell Programs can also give you extra cash to fix up a few things - like fresh paint or some repairs that can see a higher return on investment.

This may not be for you, but having a conversation to explore some options and see some numbers is free and never comes with pressure.  We offer these programs to help you achieve a goal, not hit you in the face with commission breath.

ONE REAL MORTGAGE FAQ

Frequently Asked Questions

A mortgage broker shops your loan across multiple lenders to find the best rate and terms — a bank only offers their own products. At One Real Mortgage, we work with 30+ wholesale lenders, which means more options, more competitive pricing, and access to programs most banks don’t offer. If a bank says no, we often find a lender that says yes.

Pre-qualification is a rough estimate based on what you tell a lender — no documents, no credit check, no real commitment. Pre-approval is verified: income, credit, and assets are fully reviewed and a lender has conditionally committed to a loan amount. In Pittsburgh’s competitive market, pre-qualification alone won’t get your offer taken seriously. Pre-approval will.

In most cases, 24–48 hours once you submit your documents. We move quickly because delays in pre-approval cost buyers deals — especially in neighborhoods where well-priced homes move in days, not weeks.

Typically: two years of tax returns, recent pay stubs, two months of bank statements, and authorization for a credit check. Self-employed buyers may need additional documentation. Tony will walk you through exactly what’s needed based on your loan type and situation — no surprises.

Less than most people think. FHA loans start at 3.5% down, conventional loans can go as low as 3%, and VA loans require nothing down for eligible veterans. Pennsylvania buyers may also qualify for PHFA down payment assistance programs or City of Pittsburgh URA grants. We identify every program you qualify for before you commit to a down payment amount.

FHA loans can be approved with a credit score as low as 500 (with 10% down payment) or 580 for 3.5% down. Conventional loans typically require 620 or higher, with better rates for scores above 720. If your score isn’t where it needs to be yet, Tony offers credit counseling to help you get there — sometimes in as little as 60–90 days.

Both. If rates have dropped since you closed, a refinance can lower your monthly payment, shorten your loan term, or let you access equity you’ve built. We’ll run the math honestly — if it doesn’t make sense for your situation, we’ll tell you. When it does make sense, we move fast. Average clear to close: 17 days.

DSCR stands for Debt Service Coverage Ratio — a loan product for real estate investors where the property’s rental income qualifies the loan, not your personal W-2 or tax returns. If you’re a flipper, a portfolio builder, or a self-employed investor who’s hit the ceiling on conventional loans, a DSCR loan removes the biggest qualification roadblock. We’re one of the few local partners who specialize in this product.

Tony is actively licensed in 16 states: Alabama, Arizona, California, Colorado, Florida, Georgia, Illinois, Maryland, Michigan, New Jersey, North Carolina, Ohio, Pennsylvania, Texas, Washington, and Wisconsin. If you’re buying in a state not on that list, One Real Mortgage operates in 29 states total — we’ll connect you with the right loan officer on the team and handle the referral from our end.

It means the three teams that usually don’t talk to each other actually do. When you work with the Knox Team for real estate, One Real Mortgage for your loan, and One Real Title for closing, there’s one coordinated plan — fewer delays, fewer dropped balls, and a faster path to clear to close. In some cases, we close in as few as 15 days.

Yes — we put together a Pittsburgh First-Time Homebuyer Guide covering everything from credit prep to closing day, including transfer taxes, PHFA programs, and what inspections you actually need in this market. Download it free — look for the guide section on this page.
