The 3 P's

What Do Most Pittsburgh Real Estate Agents Do To Sell A Home?

In marketing, there's a framework every student learns called the 4 P's: Product, Price, Place and Promotion. Somewhere along the way, real estate agents created their own version and cut it down to three.

  1. PPut a sign in the yard
  2. PPut pictures on Zillow
  3. PPray that it sells

That approach leaves your biggest investment up to luck.

Our 4 P's

Every listing we take runs on the real framework.

Product

Your home is the product, so we get it ready to impress: a staging consultation, repairs and updates coordinated for you, and municipal requirements handled before you list.

Price

Most agents click a button for an automated estimate and pull a couple of comps. We run a full data analysis with 30+ data points (29 more than other agents) and walk your neighborhood, so you can trust your list price.

Place

Your home goes where buyers are, including the 48% who find their home somewhere other than a website.

Promotion

Pitch & Parcel, our own marketing agency, builds a campaign around your home: video, streaming and social ads, geofencing, mailers and listing billboards.

The Marketing Toolkit

Real Estate Marketing,
That Works.

There's a lot more to real estate marketing than sticking a for-sale sign in a yard and putting pictures on Zillow. We have an arsenal of tools in our toolbox to market your home, and we pick and choose the ones that make the most sense for each property. Some houses benefit greatly from a 3D tour, while for others, it may be detrimental to driving traffic in the home if we used one.

When you work with the Knox Team to list your Pittsburgh home, we craft a custom marketing plan that best fits your property, and we don't paywall or gate any of our marketing services. Depending on your listing package, you may get a larger ad spend or more days of advertising, but every client gets the same features and benefits. Always.

Here's Some Of Our Marketing Tools, but we have more.

Geofencing is a modern digital ad technology we use when it fits that lets us target people in a specified area. When their mobile phones ping off towers in that area, we're able to serve them ads - like ads about your home.

Everyone is watching a streaming service or YouTube - 90% of people access YouTube Daily and 79% of people a streaming service. Paired with technologies like cookies and geofencing, we can identify buyer pools and ensure they see ads for your home on their screens. We advertise on streaming networks like Paramount+, Disney+, Hulu, Netflix, HBO Max, and more plus YouTube. With YouTube, we can target people actively searching for and consuming real estate content local to the market.

Believe it or not, this is still a highly effective method of marketing. Research shows that one in five people know someone actively looking to buy a home and are 90% more likely to recommend their neighborhood or a listing in their neighborhood when they love where they live. A lot of postcard campaigns only send 25 or 50 cards.

When we list a property, our goal is to plan the launch of the listing to be a few weeks out. This lets us get your property ready to show and list, deep clean it, and get good professional photography and videography, and then we time the mailers to arrive in mailboxes several days prior to your open house. When we use video marketing, the mailers will have QR codes that can be scanned to instantly open the video of your property, which have a high utilization compared to other types of postcard marketing.

We don't just send 25 or 50. We send it to your entire neighborhood. Your entire mailing route gets covered end to end, which increases the likelihood that one of your neighbors will spread the word about your house to someone they know who's looking.

Listing billboards are one of our favorite marketing offerings that we have. There is a strategy and an art form to using billboards. The launch week of your listing, we place your home on digital billboards in very strategic, high-traffic locations. By high traffic, we mean places where traffic will come to a crawl and slow down. It's silly to advertise on, say, the parkway when people are traveling at 60 mph and can't look at a billboard anyway.

We target rush-hour periods and run the ads for 2 hours a day during the morning and evening rush hour, when there is a higher probability of somebody having a chance to read it. We also ensure that each digital billboard has a very easy-to-remember URL, because nobody is going to remember a phone number or an address while driving down the road. Something simple like knoxknowshomes.com/your house number or /Elm Street is easy to remember.

As we near your open house, we schedule the ad to change slightly the day before your open house. The ad will change from "Just Listed" to "Open House Tomorrow." The day of your open house, for billboards that are near an exit that goes to your house, they will be adjusted to tell the person to turn left at the next exit or turn left at exit 13, so they know where to get off to attend your open house. The number of days and hours per day that we run digital billboard ads does depend upon your listing package.

You've probably seen what's commonly called a Matterport 3D tour, where you're looking at a listing and you see that they have the interactive tour where you can move through the house and zoom around the rooms. We offer this, but on steroids.

Our 3D tours allow us to input embeddable objects into the rooms, calling out features. We can overlay buttons that people can click that will tell them about a feature. Say you have an upscale refrigerator with some special feature you want the buyers to know about. It will tell them.

We can embed videos on the TV in your living room inside our 3D tour, and the person watching it can view the video that might tell them more about your property. We also can embed into the tour a virtual tour guide who will sit there and tell them about features and benefits of your home.

There's so much more we can do with it, and our marketing team does it all in-house ourselves, maintaining full control of every detail we highlight.

We use professional photographers on every listing. Some real estate agents decide a house isn't that great, so they just take pictures with their phone, but even homes that have major issues still benefit from having quality photos.

We use a mix of both an in-house photography team and one of our trusted professional photography studios that we work with. One of the things that drives us crazy at the Knox Team is that, somewhere in time, everyone decided real estate photos should look washed out and stretched out the way they do. Meanwhile, homes often have really great architectural features that warrant being highlighted.

Sometimes you don't want to show just a wide-angle shot of a room. You want to zoom in on a historic fireplace with the original wood mantle embossed with a really elegant design that's in mint condition. Even if we don't take all the pictures with our in-house team, if a home has really special and unique features, we do come out and photograph those. We don't wash them out and stretch them out using wide-angle lenses because we want to show that off, and that's what buyers want to see. That's how we get people to schedule showings for homes.

We have access to tools that let us identify active buyers who are currently working with an agent and whose search criteria match your home. Instead of hoping they find your home buried on Zillow, we send it straight to their agent, so we find the buyer without waiting for them to come to us. At the Knox Team, we have access to reverse prospecting across four different platforms that all represent different pools of buyers.

The Knox Team uses proprietary technology that we created at Pitch & Parcel for interactive home showings. This is especially beneficial when marketing a luxury property, and it's something that nobody else does. We are literally the only real estate group in the country doing this, except for a few clients who we sell this technology to in other markets.

When a buyer is looking at your home, their agent likely has never been there before and probably didn't have time to really review many details about the property. This allows us, without even being there on a home tour, to be able to highlight all the benefits and features of buying your home and showcase that with the buyer in a way their agent cannot.

When you have a home that has interesting features that warrant being called out, we place NFC tags with signage in your home. This lets the buyer tap their phone to that sign, and on their phone, it will launch information about the feature. This information can simply be text, PDF documents, premade videos, pretty much anything we can think of.

Say, for example, a home has a really high-end oven with smart features. We can record a video demonstrating how the smart features work, and when a buyer is looking at your home, they can watch that video and see how those features work.
But this technology is beneficial in most homes, even for simple things like room dimensions. When we show buyers homes, one of the things that always comes up is, "How big is this room?" Especially when the house is not staged and the room is empty, the rooms will look smaller, and people question, "Will their king-size bed fit in it?"

Using this technology, they can instantly see the room dimensions. We can have it load a photograph with virtual staging, so they can see how a king-size bed would look in the room or how a queen-size bed would fit in the room with other furniture. In some instances, we may even be able to use augmented reality, where they can just see the room in real time with furniture in it through their phone.

It's one of our favorite pieces of marketing technology, with so many uses, right down to when people want to know the age of a furnace, having that information right on the furnace. In order to make the best use of this technology, planning your listing in advance is the best route, especially if it requires filming additional video content to display.

We leverage interactive digital signage and kiosks when possible. Digital signs can rotate messaging and be updated instantly in situations like a price adjustment.

When there's a lot of information to learn about a home, and when space is available and the internet is available in the home, digital signs can be put in the foyer. If a buyer wants to look at additional details, review the listing information, or just request a copy of the seller's disclosures, they're able to do all that instantly while they're in your property. This also allows us to generate lead capture and get that person's information when they request those documents, allowing us to then follow up directly with the buyer.

Another benefit to digital signage is that we can record video. It can be a video of your agent giving an introduction of the home and highlighting some of its features that the buyer's agent may not even know.

We show houses and find piles of cheap photocopied materials on the kitchen counter. Doesn't your home deserve more? That's why we print all our materials on heavy stocks with glossy finishes and magazine quality imagery, typography, and professional layouts. You know, materials people want to take home with them, not trash, that keeps your home in mind.

Does Marketing Even Matter When Buyers Are Already Using Zillow?

The 48% Gap
48% of buyers found the home they bought somewhere other than a website

52% of buyers found their home online. The rest found it through their real estate agent (27%), a friend, relative or neighbor (9%), a yard or open house sign (4%), or a builder (4%). Craig Knox and Pitch & Parcel reach all of them across Pittsburgh and Allegheny County: through agents, neighbors, signs and targeted ads.

The Full Plan

How Does the Knox Team Market a Home in Pittsburgh?

The Knox Team, led by Pittsburgh Realtor Craig Knox of Real Broker, markets every listing with a 15-step marketing plan in five phases: strategy, positioning, production, launch, and selling. Each plan starts about three months before the home goes live. It's built around a researched buyer persona and produced in-house by Pitch & Parcel, the team's own real estate marketing agency. Sellers get a performance report every week until the home is sold.

Phase 1: Strategy (about 12 weeks before launch)

Step 1: Your Goals

Every seller's motivation is different, and it's the foundation of the plan. A seller who needs a fast sale gets a different launch than one holding out for the highest return.

Step 2: Pick Your Plan

This is the "set your budget" step of any marketing campaign. Your listing package sets the ad spend, the number of advertising days, billboard hours and mailer volume. Every client gets the same features and benefits. Bigger packages run them longer and wider.

Step 3: Market Research

Many agents price a home by clicking a button for an automated valuation (AVM) and pulling a couple of comps. The Knox Team runs a full data analysis using 30+ data points: market conditions, trends, days on market, and the micro-factors automated valuation tools miss. That's 29 more than other agents. We also walk your neighborhood and look at the properties around yours, because the house next door and the condition of the street affect what a buyer will pay. The research covers your community's features too, which drive how your home is positioned.

Phase 2: Positioning (about 10 to 8 weeks out)

Step 4: Define the Buyer Audience

Who is the most likely buyer for your home? We look at their age, their interests and where they're relocating from. A home near the Montour Trail or the Great Allegheny Passage, for example, gets marketed to cyclists.

Step 5: Create the Buyer Persona

The audience becomes a detailed profile of one buyer. Every ad, caption and targeting setting is written for that person, including retargeting ads served to people recently browsing Zillow, Realtor.com and Homes.com.

Step 6: Your Home's Unique Selling Proposition

Most MLS descriptions are meh. The Knox Team finds the reasons someone should want your home: borough perks like leaf collection or an annual Christmas parade, the pool, the dog park down the street. That story carries through the listing, ads, website and billboards.

Phase 3: Production (about 6 to 2 weeks out)

Step 7: The Marketing Project Plan

Every listing is managed by a certified project manager (PMP). The plan covers your to-do list (decluttering, cleaning, pre-packing) and ours, including a free staging consultation, contractor bids and repairs that can be paid at closing, and municipal requirements like occupancy permits and dye tests.

Step 8: Create the Marketing Campaign

Some agents shoot listings on their phone. Every Knox Team listing gets professional HDR photography, including close-ups of standout architectural details. It also gets 4K video, drone footage, a floor plan, and an enhanced 3D tour with clickable feature callouts and embedded video. Pitch & Parcel builds the ads, flyers and a custom property website.

Step 9: The Content Calendar

Every piece of the launch gets a date: open house ads, a series of social posts and reels, digital ad flights, and digital billboards. Mailers are ordered with a 10-day lead time so they land several days before the open house.

Phase 4: Launch (launch week)

Step 10: Pre-Launch Buzz

As MLS rules allow, your home is previewed to Pittsburgh agents through the Agent Showcase and a twilight agent-only open house. Reverse prospecting across four platforms finds active buyers whose search criteria match your home, and their agents hear about it directly. Postcards with video QR codes go to your entire mail carrier route, so neighbors can tell friends who are looking.

Step 11: Competitor Analysis

We talk pricing at the start, but if a home isn't going straight to market, the data gets revisited right before listing. Every competing home on the market is reviewed, and pricing and positioning are adjusted if needed.

Step 12: Live on the MLS

The campaign launches everywhere at once: the MLS and major portals, retargeting and social ads, streaming TV ads on Paramount+, Disney+, Hulu, Netflix, HBO Max and YouTube, geofenced mobile ads, and digital billboards. Billboards run during morning and evening rush hours at spots where traffic slows to a crawl. Each one uses a short, memorable web address for your home.

Phase 5: Selling (launch weekend and beyond)

Step 13: Open House

The day before, billboards switch from "Just Listed" to "Open House Tomorrow." On the day, boards near your exit tell drivers where to turn. A broker open is added when it fits the home.

Step 14: Showings Begin

NFC tags around the home let buyers tap their phone to see room dimensions, furnace age, appliance features and virtual staging. Digital signage gives buyers disclosures on request. Feedback is collected from every showing, and every buyer's agent gets a follow-up.

Step 15: Weekly Reports and Adjustments

Every week, sellers get a performance report covering online views, saves, showings and buyer feedback. If the data shows something isn't working, the ads, targeting or strategy get adjusted.

YOUR QUESTIONS ABOUT SELLING A HOME
IN PITTSBURGH ANSWERED

Frequently Asked Questions

Many agents click a button for an automated valuation (AVM) and pull a couple of comps. We run a full data analysis with 30+ data points, including market trends and the micro-factors automated valuation tools miss. We also walk your neighborhood, look at the properties around yours, and walk through your home in person before we finalize anything. You'll see the data behind the number, and the final list price is always your call.

Ideally about 2-3 months before you want to go live. That gives us time to prep, schedule repairs, shoot photos and video, and time the mailers and marketing events around your launch. If you're on a tighter timeline, we can compress the plan, but at least 3 weeks between signing and listing day lets us run the full plan. We also understand sometimes that job transfer comes without warning and we need to move even faster - but that is the benefit to not using a one sized fits all approach like other agents do.

Yes, as far as MLS rules allow. We'll do coming soon features, social media teasers, and more. Before launch day we build buzz with local agents through the Agent Showcase and twilight agent-only open house, and we time mailers to land in your neighbors' mailboxes days before your open house. That way interest is already building the day your home goes live.

Usually not on its own, or every home would sell instantly. In NAR's 2025 Profile of Home Buyers and Sellers, 48% of buyers found the home they bought somewhere other than a website: through their agent (27%), a friend, relative or neighbor (9%), a sign (4%), or a builder (4%). The Knox Team markets to those buyers too, with reverse prospecting to buyers' agents, mailers to your whole mail carrier route, signs, and targeted ads.

Then we won't have one. A public open house is one tool in the toolkit, and some homes and some sellers are better served without it. We can lean on private showings, the agent-only preview, and digital marketing instead. It's your home and your call.

We plan around your life. We'll set showing windows that work for your family, require advance notice for every showing, and add instructions for your pets to the showing notes. When you have to list while living in the home, being prepared to run out the door isn't fun, but necessary as you should never be present during a home tour to protect yourself. The easier your home is for buyers to tour, the faster it will sell.

We look at the data. Your weekly report shows showings, online activity and buyer feedback, which tells us whether we're dealing with price, presentation or exposure. Then we adjust the plan. On our top two listing packages, the Declining Commission Guarantee also kicks in if you haven't had an offer within $2,000 of list price in the first 30 days.

Yes. We'll spend time going through your home, make suggestions, and provide a complimentary home staging consultation when you need to sell your home while still living in it. We'll even help you haul out items you're donating, schedule pickups, and refer you to services like pod storage companies if we need to remove some large items to make the home feel larger for listing. You might even find us helping you clean windows.

We can. We work with a few companies who specialize in this exact segment. These companies know the areas to really focus on, like baseboards, trim, woodwork, and stainless steel, and get them glistening. When buyers see a really clean home, it creates a perception of the home being well maintained, and that goes a long way.

Truthfully, open houses don't usually sell houses. Most agents do them to market themselves, not your property, which is an afterthought. Our open house strategy is different, focused on actually selling your home - not us - and to drive traffic to your home using methods beyond just ads and posting the date in the MLS. We use circle prospecting and send out actual invitations, plus a few other tricks we have up our sleeves. This is where planning ahead matters. Rushing a listing to market without advanced lead time won't drive traffic to your open house.

Yes. Helping people buy and sell at the same time is one of our specialties and when possible, selling your home vacant is always the best method. When you can't do that, planning is our ally. We will help you declutter, pre-pack, store excess furniture, and all our clients get free home staging sessions to make what you have work best.
