Your mortgage Fico score (which is usually higher than what you see on Credit Karma) can be as low as 500 to get approved.
Score Between 500-579: You'll need to put down 10% but you can buy a home.
Credit score 580 and up: You only need 3.5% down - and may qualify for down payment assistance to cover your full down payment.
With FHA, you can get up to 6% seller's assist to cover closing costs and unlimited gift funds from friends and family to help.
With seller's assist, typically we will offer over the asking price - but in some cases with a motivated seller we don't need to or can have a strategy to mix the two.
There are FHA loan products designed for this exact situation. These products give you the funds to renovate and improve the home within 12 months, letting you have more flexible options. The FHA appraisal also doesn't happen until after the renovations are complete so no need to worry about items that might disqualify a home from FHA under a regular FHA home purchase.
The FHA Appraisal - sometimes referred to as an inspection because it's kind of both, used to be very strict but that's not the case anymore.
FHA wants to ensure you are buying a safe home - but the list of things aren't what they once were. No mold, no chipping paint, no holes in walls or ceilings, hand railings where there are safety concerns (usually more than 2 steps or more than a 3 foot drop). The truth is, we would tell you not to buy a home with old knob and tube wiring or bad electrical - also an FHA no no.
You're considered a first time buyer for FHA purposes every 7 years, so you can use FHA loans even if it's not your first home.
You can buy a multi-family home with an FHA loan that has up to 4 units, as long as one of those units will be your primary residence for at least 12 months.
That means you can rent hack with FHA - a practice where you buy a duplex or multi-family home and use the rent you charge for the other units to cover your mortgage, living mortgage free essentially. This is an excellent way to get into a first home, and as the home grows in value, either buy a second home later or sell it and use your gains towards a different home in a few years once you've built up equity.
FHA VS. Conventional Loans
Is Conventional Better Than FHA For Buying A Pittsburgh Home?
For many first time buyers, conventional isn't an option but when it is, it does give you more buying power and options - plus your offers are more competitive.
In Pittsburgh, with many older and historic homes, FHA cannot be used reducing your options.
Our clients that also use One Real Mortgage get an advantage, because if you're eligible, we'll qualify you for both so you have the right option for the house you find at the ready to write that offer on your first Pittsburgh home.
Seller's assist is available with conventional, but it's only 3% and scales with your increased down payment where FHA is up to 6%.
More Competative Offer
Conventional loans don't have the FHA restrictions, and in a multiple offer situation will almost always beat an FHA offer - even if it's lower.
Interest Rate Considerations
If you've got really high credit and assets, the rates can be lower - but for most people, FHA will have a lower interest rate.
Mortgage Insurance
Both loans have a form or mortage inusurance that protects the lender (not you), but once you have 20% equity, it goes away on conventional. FHA is lasts for the life of the loan unless you have a large, 10% or more, down payment.
More Home Options
Conventional loans can be used on any property, but with FHA many homes and HOA communities aren't even options.
Down Payment As Low As 3.5%
If your credit is low, you can still get conventional with a higher downpayment and larger assets.
Notables For Using FHA Loans To Buy Your First Pittsburgh Home
We think FHA is a great option to get into your first home, but there are some things worth mentioning both good - and possible pitfalls. Working with a lender and real estate agent who specialize in FHA like the Knox Team and One Real Mortgage will ensure a smooth home buying and home lending process.

FHA Downpayment Assistance
DPA covers your 3.5% down payment for you, but not all DPA programs are created equal - some are forgivable meaning you never have to repay the money, where others add a fee to your monthly mortgage note.
- Forgivable DPA programs usually have a higher interest rate
- Repaid DPA often have the standard FHA interest rate but increase your monthly payment for 3-5 years until it's paid back.

Have Realistic Expectations
Homes that have high demand may be hard to get with an FHA loan if there are multiple offers, because the FHA Appraisal adds additional risk in the deal dying over conventional or cash, plus FHA may require a seller to spend more on repairs causing listing agents to steer their sellers from accepting FHA.
Working with a good agent will help you find the right home at the best terms with your FHA loan, but ensure you find one skilled with FHA - like us.

The FHA Appraisal
It's an appraisal, but also an inspection. This is another reason why your Pittsburgh Real Estate Agent matters - we know some homes aren't even worth looking at from the pictures for FHA, and when we do tour a home, we pre-inspect for FHA issues to ensure if you do offer on it, we'll actually close on it. FHA requires working mechanical, good roofs, railings, no chipping pain, electrical up to code, no mold, and many other items.

The MIP: Mortgage Insurance Premium
All mortgages have some type of insurance (it protects your lender, not you) that you pay for.
On conventional loans, if you put 20% down or when you have 20% equity, it goes away. On FHA, you pay this for the life of the loan, which averages about $100 a month give or take with one exception. If you put down 10% on an FHA loan, the MIP will eventually go away.

What Changed For FHA Buyers In 2026
Congress passed the biggest federal housing package in decades this year. Most lenders haven't touched their websites since. Here's what actually matters for you.
- A path to smaller mortgages. HUD is directed to build a pilot program aimed at small-dollar FHA loans, the financing that's been hardest to find for lower-priced homes. If you've been told your target price point is "too small" for most lenders to bother with, that's starting to change.
- ADUs are now financeable. For the first time, FHA-insured property improvement loans can cover building an accessory dwelling unit. A rental unit out back or an in-law suite just became part of your financing conversation, not a separate project you fund out of pocket later.
- More room for manufactured housing. FHA loan limits for manufactured homes went up, opening financing on properties that used to fall outside the ceiling.
- Appraisals may get faster. New provisions target appraiser licensing and workforce shortages, one of the slowest points in any closing.
Most of this hasn't reached lenders' websites yet. Ours is one of the few explaining it in plain English, because we're already fielding these questions from buyers.

Live In One, Rent The Rest (Rent Hacking)
FHA Isn't Just For Single-Family Homes
Most people hear "FHA" and picture a starter house. FHA also finances duplexes, triplexes, and fourplexes, as long as you live in one unit for at least a year. Buyers who do this often have their mortgage partially or fully covered by rent from the other units. This is also known as "Rent Hacking" and we've helped 8 first time buyers do that in 2026 alone.
As of 2026, that flexibility got wider. FHA-insured property improvement loans can now fund the construction of an accessory dwelling unit, so a single-family home with yard space for a small rental unit is on the table in a way it wasn't before.
Whether that means a duplex, a fourplex, or a house with ADU potential, this changes the math on what "affordable" means. We'll walk you through the owner-occupancy requirement, what rental income counts toward qualifying, and whether a property you're eyeing actually pencils out.

YOUR QUESTIONS
Frequently Asked Questions
Yes, and we typically will do a dual approval if you qualify for both loan types so you have more flexibility and can choose the loan option with the best terms for your home purchase. As some homes won't qualify for FHA, your options have no limits.
Unless you tell any lender not to, they will share your pre-approval information with your agent. When you work with a Real Broker Agent (like the Knox Team) and One Real Mortgage, you'll never need to worry about missing information or having to send info back and forth between the two because we're integrated to create a best in class, smooth closing experience for you.
No. Your agent's compensation is a separate bucket of money either offered in advance by the seller though a CBC (Cooperating broker's commission) or written into the agreement of sale.
No. This is part of the contract negotiation in Pennsylvania, and does not count towards the max seller's concession. This is also why working with the Knox Team is beneficial, because we're well versed in negotiation and how to structure offers to help you limit your out of pocket closing closts.
You can qualify for an FHA loan with a credit score as low as 500. A score of 580 or higher gets you into the loan with 3.5% down. Between 500 and 579, you will need 10% down instead. If your number feels low, do not assume you are stuck. We work with lenders who specialize in exactly this credit range, and a conversation with Tony often uncovers options a quick online calculator will not show you.
The minimum is 3.5% down with a qualifying credit score. That money can come entirely from a gift, as long as it is from an eligible source like a family member, and the gift is documented with a simple letter. Between seller assist, gift funds, and down payment assistance programs, most buyers end up needing far less out of pocket than they expect.
FHA loans carry both an upfront mortgage insurance premium and an ongoing annual premium built into your monthly payment. Unlike conventional PMI, FHA mortgage insurance usually stays for the life of the loan unless you put down 10% or more. That is not a dealbreaker, it is a planning point. Many of our clients use FHA to get in the door now, then refinance into a conventional loan once they have built equity and their credit has improved.
Allegheny County carries the national FHA floor, currently $541,287 for a single-family home, with higher limits for two to four unit properties. Pittsburgh's home prices have stayed low enough that this floor covers the vast majority of homes on the market here, which is part of why FHA works so well in this area specifically.
Yes, but the condo building itself has to be on the FHA-approved list, or qualify under FHA's spot approval process. This trips up a lot of buyers late in the process because they fall in love with a unit before checking approval status. We check this upfront, before you write an offer, so it never becomes a surprise at underwriting.
Most FHA loans close in 30 to 45 days from a signed agreement of sale. Because One Real Mortgage and The Knox Team operate under one roof, your file moves without the back-and-forth delays that happen when your agent and lender are two separate companies who barely talk to each other.
Yes, there are two common paths. An FHA streamline refinance moves you into a new FHA loan with less paperwork, often to lower your rate. Once you have enough equity and your credit supports it, refinancing into a conventional loan is a common move specifically to drop mortgage insurance for good. Neither move is automatic, it depends on rates and equity at the time, but starting with FHA does not lock you into FHA forever.
The 21st Century ROAD to Housing Act, signed into law in July 2026, directs HUD to consider launching a pilot program aimed at small-dollar FHA mortgages, the kind of financing that has been hard to find for lower-priced homes. This matters in Pittsburgh, where a lot of solid housing stock sits at price points many lenders have quietly stopped serving. We are watching this closely and will update this page as HUD rolls out details.
Yes. The same 2026 law raises FHA loan limits for manufactured housing and, for the first time, allows FHA-insured property improvement loans to cover the construction of an accessory dwelling unit. If you have been eyeing a property with room for an ADU, in-law suite, or rental unit out back, this changes what is financeable and is worth a conversation before you assume it is out of reach.
The 2026 housing law includes appraisal reform provisions aimed at appraiser licensing, training, and workforce shortages, which have been a real bottleneck in some markets. It is early, HUD has not issued full implementation guidance yet, but it signals the appraisal process itself may get faster and more consistent in the coming year.
