More About West Mifflin

West Mifflin is one of the few places left in Allegheny County where a single-family house with its own yard still regularly sells for well under $200,000. Redfin put the borough's median sale price at $159,894 in August 2026, with homes averaging 60 days on market and closing at about 97% of list price — a market where buyers have time to think and room to negotiate. The longer view is steadier than that one-year snapshot suggests: NeighborhoodScout's repeat-sales data shows West Mifflin values climbing an average of 7.65% a year over the past decade.

Many debate is West Mifflin is still in the South Hills or Really in the Mon Valley. Craig grew up there and says it's both. The last stop in the South Hills at the gateway to the Mon Valley and across from the river from what starts to define the West Hills of Pittsburgh. What's your verdict?

The housing stock explains the price point. Roughly two-thirds of West Mifflin's homes were built between the 1940s and 1960s, more than 80% are single-family detached, and nearly 80% are owner-occupied, spread across a 14.5-square-mile borough of about 19,600 residents. Downtown Pittsburgh is about 10 miles away by PA Route 885 or Route 51.

There's no interstate running through West Mifflin, so most residents drive: Walk Score rates the borough 24 out of 100. Pittsburgh Regional Transit does cover it with several routes, including the 51 Carrick to Downtown, the 53 and 55 through the Century Square retail area, the 59 Mon Valley, and the 61C, which runs past Kennywood through Homestead to Squirrel Hill and Oakland.

The biggest change underway is on Mountain View Drive. The 1.3-million-square-foot Century III Mall, empty since 2019, finished coming down in spring 2026, and preliminary plans released for the site this summer propose about 160 apartments, entertainment venues, retail and office space, and five restaurant buildings. Nothing is under construction yet, but it's the site to watch for anyone buying here in the next few years, since what lands there will shape traffic, shopping, and the borough's tax base. Home Depot and Lowe's already anchor the same stretch.

Day to day, West Mifflin is where Kennywood lives, along with the Allegheny County Airport, CCAC's South Campus, and a fenced, off-leash community dog park off Glenny Lane. Property tax rates here run high, but because home values are modest, the typical bill lands close to the Allegheny County median — see the FAQ below for the full breakdown.

The facilities story is stronger than the rankings suggest. West Mifflin Area High School's 2001 renovation more than doubled the building to over 255,000 square feet, with a swimming pool, fitness center, recording studios, and a greenhouse. In March 2026 the district opened the Titan Performing Arts Center, a fully rebuilt 1,150-seat auditorium with new LED and moving lights, a redesigned sound system, and a student art gallery, serving the music, choir, orchestra, drama, and stage-crew programs. The opening came 15 months late after a contractor's lift battery sparked a fire during construction in December 2024.

West Mifflin Area is also one of 11 member districts of the Steel Center for Career and Technical Education in Jefferson Hills, which reopened in August 2026 after a $36 million renovation and added health science, computer science, and entrepreneurship programs alongside its existing trades. On the field, students compete as the West Mifflin Titans in WPIAL Class 3A, with Thomas Jefferson as their traditional rival.

Is Commuting from West Mifflin easy?

Commuting From West Mifflin

Our verdict: West Mifflin is Best for road warriors or work from home folks who need to commute to downt town only occasionally due to longer wait times for ride share, generally longer bus times with transfers needed, and no T or park and ride access.

Commuting By Bus

Our Score: 3/5

The nearest park and ride is in McKeesport, and there are express bus routes.  However, most bus routes require connections and have long ride times. Better for road warriors than commuters.

01

Commuting By Rail

OUR SCORE: 0/5

There is no direct access to the T (Pittsburgh's light rail system and subway light transit) in West Mifflin.

02

Ride Share Availability

OUR SCORE: 3/5

Ensure you allow extra time for requesting a ride share, but West Mifflin has good access but will be more costly to take a ride share outside the local area.

Insights Into Living In West Mifflin

West Mifflin FAQ

West Mifflin is a 14.5-square-mile borough of about 19,600 residents in the Mon Valley, roughly 10 miles southeast of Downtown Pittsburgh by PA Route 885 or Route 51. It's one of Allegheny County's more affordable places to buy a single-family home: Redfin put the median sale price at $159,894 in August 2026, and most homes date from the 1940s through the 1960s.

West Mifflin is home to Kennywood, the Allegheny County Airport, CCAC's South Campus, and a big-box retail corridor along Mountain View Drive, where the former Century III Mall site was cleared in 2026 and is being eyed for mixed-use redevelopment. Students attend the West Mifflin Area School District.

West Mifflin is a strong fit for first-time buyers and budget-focused buyers who want a detached house and a yard at a price that's become rare in Allegheny County — Redfin put the median sale price at $159,894 in August 2026, and more than 80% of the borough's homes are single-family detached. It also suits buyers who like having everyday retail close by (Home Depot and Lowe's on Mountain View Drive), families who'd use Kennywood as a backyard summer pass, and anyone who wants a reasonable drive to Downtown or Oakland, both roughly 10 miles away. Buyers with a longer horizon may also like being close to whatever gets built on the former Century III Mall site.

It's a tougher fit for buyers who want to walk to coffee and dinner — Walk Score rates West Mifflin 24 out of 100, and there's no real walkable main street. Buyers shopping primarily for top-ranked schools will likely look elsewhere, since Niche grades the West Mifflin Area School District a C overall. And the combined property tax rate is high: roughly 45 mills across county, borough, and school district for 2025-26, before the school district's 3.7% increase for 2026-27. Because values are modest, the typical bill still lands near the county median, but if you're buying at the top of West Mifflin's price range, run the tax math before you fall in love with the house.

West Mifflin's housing is overwhelmingly postwar single-family. According to NeighborhoodScout, about 65% of the borough's homes were built between the 1940s and 1960s, another 17% between 1970 and 1999, and just under 5% since 2000. Single-family detached houses make up about 82% of the housing stock, followed by apartments (9%), row houses (4%), and mobile homes (3%).

Most West Mifflin homes have three or four bedrooms, and nearly 80% are owner-occupied, which gives most streets a settled, long-term-resident feel.

West Mifflin doesn't operate a traditional outdoor borough pool, but the community does have year-round access to an indoor pool. The West Mifflin Area School District's Aquatics Program at West Mifflin Area High School (81 Commonwealth Avenue) runs open and lap swim nights, swim lessons for ages 3 and up, and parent-and-child classes for babies and toddlers, generally scheduled alongside the school year.

Check the district's Aquatics Program page for current schedules and registration dates.

Yes — West Mifflin is one of the more affordable places to buy a house in Allegheny County. Redfin reported a median sale price of $159,894 in August 2026, and NeighborhoodScout estimates the borough's median home value at about $177,000.

The market also gives buyers some breathing room right now: homes averaged 60 days on market in August 2026 and sold for about 97% of list price, per Redfin. The one cost to budget carefully is property tax, which runs at a high rate in West Mifflin even though bills stay moderate because home values are low.

West Mifflin's property tax rate is high, but the typical bill is about average for Allegheny County. Ownwell puts the median West Mifflin property tax bill at $3,077 a year, slightly below the Allegheny County median of $3,120, because lower home values offset the higher rate.

The combined rate for 2025-26 was about 45.2 mills: 6.43 mills for Allegheny County, 11.53 mills for West Mifflin Borough (2026), and 27.2771 mills for the West Mifflin Area School District, per the Allegheny County Treasurer. The school board then approved a 2026-27 budget with a 3.7% tax increase, according to the Mon Valley Independent. For comparison, the borough's own 11.53-mill rate is higher than Crafton's (8.59), Bellevue's (5.89), or Upper St. Clair's (3.83), so buyers at the top of West Mifflin's price range should run the numbers before making an offer.

West Mifflin is not a walkable borough for most errands. Walk Score rates it 24 out of 100 (car-dependent), with a Transit Score of 32, and there's no traditional walkable main street. Big-box shopping, including Home Depot and Lowe's, sits along Mountain View Drive, a drive rather than a walk for most residents.

Public transit does reach the borough: Pittsburgh Regional Transit routes include the 51 Carrick to Downtown, the 53 and 55 through the Century Square retail area, the 59 Mon Valley, and the 61C, which runs past Kennywood through Homestead to Squirrel Hill and Oakland.

Yes — West Mifflin has its own fenced, off-leash dog park. The West Mifflin Community Dog Park sits below Glenny Lane, with parking off the paved driveway across from 2814 Homestead-Duquesne Road. It has separate large-dog and small-dog areas, seating, and a small pavilion, and it's open every day until dusk. The park opened in June 2020, started as an idea from two West Mifflin high school students in a civics class, and was built with a $20,000 donation from U.S. Steel plus community fundraising.

For dog-friendly dining, Latina Pizza on Kennywood Boulevard welcomes leashed dogs at its outdoor tables. Home Depot and Lowe's are both on Mountain View Drive in West Mifflin, and the nearest 24/7 emergency animal hospital is VEG ER for Pets in East Liberty, about 10 miles away.

West Mifflin's crime rates run higher than the Pennsylvania average. NeighborhoodScout reports 4.13 violent crimes per 1,000 residents, compared with a Pennsylvania median of 2.46 and a national median of 4.0, and 26.29 property crimes per 1,000 residents, compared with 14.35 statewide and 18 nationally. Property crime makes up the large majority of reported incidents.

Those figures cover the entire 14.5-square-mile borough, including its large commercial corridors, so conditions vary a lot from one street to the next. Buyers should look at block-level crime maps for any specific address and talk to neighbors before deciding.

Yes — over the long run, West Mifflin has appreciated well. NeighborhoodScout's repeat-sales data shows home values rising an average of 7.65% per year over the last 10 years and 9.35% per year over the last 5, with values up 3.71% over the latest 12 months.

Redfin's August 2026 median sale price of $159,894 was down 13.5% year over year, but a one-year median swing is sensitive to which homes happened to sell that month. Across the Pittsburgh region, pandemic-era demand pushed prices up at an unsustainable pace, and much of what shows up now as a dip is pricing settling back toward reality. The redevelopment of the former Century III Mall site is the biggest local factor to watch for future value.
