Track record
Experience valuation firms can rely on
The Knox Team currently maintains recurring BPO relationships with national valuation and asset management firms, and welcomes inquiries from other companies looking for dependable Pittsburgh-area coverage. Volume from any single client varies month to month, which is normal for this market. Across those relationships, the team stays in regular practice with third-party reporting requirements, client-specific instructions, and vendor platform standards.
For a valuation company, what matters is whether the agent on the other end understands the assignment, does the research, and answers a quality-control question without a week of back and forth. That is what The Knox Team aims to deliver on every order, whether it is a one-off request or the start of a recurring relationship.
Data-driven valuation
A data-driven approach to valuation
A Broker Price Opinion should never be a quick AVM pull dressed up with a signature. Before real estate, Craig Knox spent years in project management and data analytics, including a Lean Six Sigma Black Belt and multiple AICPA and HubSpot Academy data analytics certifications. That background shapes how The Knox Team works every BPO.
Relevant comps, not just nearby ones
Every comparable is chosen because it genuinely reflects the subject property, not because it happened to sell close by.
Outlier detection
Sales that would distort a value conclusion are flagged and set aside instead of averaged in.
Condition and marketability adjustments
Differences in condition, location, size, and style are weighed individually, not glossed over.
Active and pending market context
Closed sales are compared against what is actively competing right now, not just what already sold.
Clear documentation
Every adjustment is explained clearly enough that a reviewer never has to guess why.
Local expertise
Why Pittsburgh market knowledge matters
Pittsburgh is not one market. Value can shift meaningfully within a few blocks once a property crosses a municipal line, a school district boundary, or a tax jurisdiction. The region's housing stock adds another layer: early 1900s city homes, postwar suburban subdivisions, hillside lots, attached rowhouses, condos, and everything in between, often sitting within the same ZIP code.
What we consider
What a defensible Pittsburgh BPO takes into account
- Municipality and school district
- Property taxes
- Neighborhood and market boundaries
- Housing style, age, and construction type
- Renovation quality and overall condition
- Lot utility and topography, including hillside and grade issues
- Garage and off-street parking
- Transit and highway access
- Current inventory and active buyer demand
- Distressed sales and REO activity nearby
- The gap between city and suburban market behavior
As an active Pittsburgh-area team, The Knox Team combines direct market knowledge with the analytical background above to reach a conclusion that holds up under review, not just one that meets a due date.

Exterior BPOs
Exterior and drive-by BPOs
An exterior BPO includes an observation of the property from publicly accessible areas, exterior photographs, neighborhood notes, public record and MLS research, comp analysis, and an opinion of probable selling or listing price. The Knox Team follows each client's access, photography, occupancy, and contact instructions exactly, and does not enter private property or contact occupants unless specifically authorized.
Foreclosure listing services
Bank Foreclosure Property Listings
Foreclosed properties sit on the market longer than they should because they're often treated differently than another kind of listing. We market foreclosure listings the same way we would market any listing to get it to sell quickly and for the highest and best price.
