BUYER BENEFITS
Welcome To A Different Kind
of Homecoming
Only 13% of veterans have ever used their VA loan benefit — the one that lets you buy with $0 down and no monthly mortgage insurance. We make it easy for veterans in Pittsburgh to actually use theirs, with expert navigation through every step.
That's right. $0. Nada. While everyone else is scrambling to save 3-20% down, you can walk into Pittsburgh homeownership with your wallet intact. On a $300,000 home in Mt. Lebanon or Sewickley, that's keeping $60,000 in YOUR pocket instead of draining your savings.
Conventional buyers putting down less than 20%? They're stuck paying Private Mortgage Insurance—usually $100-200/month that does absolutely nothing for them. You? Don't have to worry about it. That's $1,200-$2,400 every single year staying in your account. Money you could use for Penguins tickets or actually enjoying your new Pittsburgh neighborhood.
We're talking thousands of dollars that you can negotiate for the seller to cover. Suddenly homeownership costs even less upfront.
VA loans typically come with lower rates than conventional mortgages. Because the VA backs the loan, lenders see you as less risky. Lower rate = lower monthly payment = more money for literally anything else.
Want to pay your mortgage off early? Go for it. Want to refinance when rates drop? Do it. No penalties, no games. You Can Use It Again and Again This isn't a one-time deal. Sell your house, and you can use your VA loan benefit again. And again. It's a gift that keeps on giving.

VA LOANS EXPLAINED
VA Loans Get a Bad Rap in Pittsburgh, Not Anymore
Most local Pittsburgh real estate agents don't understand VA loans — so they tell sellers to avoid them. That's not okay.
Here's what sets us apart:
- We educate listing agents so your offer gets the respect it deserves
- We identify homes to tour with high likelihood to pass the VA Home Inspection
- We handle all the complexity — the extra paperwork is on us, not you
You put your life on the line for this country. Advocating for your VA offer in Fox Chapel, Wexford, or Shadyside? That's the least we can do.
Your VA benefit is an asset, not a liability. Let's use it.
USE VA LOANS TO RENT HACK & CREATE INCOME STREAMS
Build Wealth By Investing In Rental Property With Your VA Loan Benefit
You can purchase up to a 4-unit multifamily property with the VA loan — with no VA-imposed loan limit for veterans with full entitlement — and gain valuable rental income.
You must live in one of the units for at least 12 months and occupy it within 60 days of closing.
You can rent the other units out - potentially covering the cost of your mortgage.
Example: A 2 unit duplex where one unit rents for $1700/month.
If your mortgage payment was $1,500, your rental income would cover your mortgage and provide $200 in extra monthly income.
There are multiple strategies - and some caveats - but there are multiple ways to leverage your VA loan benefit to build wealth overtime by purchasing multiple properties.
If you're active duty and get PCS orders, second-tier entitlement often lets you rent out your current home and use your VA loan benefit again on your next duty station.

how it works
The VA Loan Process
APPLY
For VA Loan
The VA guarantees a portion of every loan to your lender — that's what makes $0 down and no PMI possible. Approval still comes down to credit, income, and the property, but VA guidelines are typically more flexible than conventional loans.
FIND
Your Home
We'll find you a home in your budget that meets your needs that will meet the VA appraisal requirements.
VA HOME
VA Appraisal vs. Home Inspection
The VA appraisal checks that the home meets safety and habitability standards — it's not a substitute for a full home inspection, which we always recommend separately.

Your Benefit May Still Be Available
VA Loan Benefits for Surviving Military Spouses
If your spouse died while serving, died from a service-connected disability, or was rated totally disabled at the time of death, you may still be eligible for the VA loan benefit — $0 down, no PMI, and no need to remarry to keep it. We'll walk you through it with the same care as anyone else, and none of the runaround.
A HIDDEN VA LOAN ADVANTAGE
Are VA Loans Assumable? Yes — Here's Why That Matters
VA loans are assumable — a qualified buyer can take over your existing loan, including your interest rate. If you bought when rates were low, that's not a footnote, that's real leverage when you sell. And if you're buying, we'll check whether a home you're touring has an assumable VA loan worth taking over instead of financing new.

YOUR QUESTIONS
Frequently Asked Questions
Our team at One Real Mortgage can generally qualify you. In the rare event they are unable to locate you in the database, we'll instruct you on who to contact at the VA for verification.
To be eligible for commission rebates or a commission discount, you must use a Real Broker agent on the Knox Team for your real estate services, One Real Mortgage for your VA Loan, and One Real Title for your closing services. Only the VA loan is eligible for this program. Conventional, FHA, or any other type of home financing is not eligible for the discounts regardless of veteran status.
Classic Pittsburgh homes can often have things that pop up in appraisals, and we work to guide you away from homes that are problems, but you never know what might pop up. We negotiate any inspection failures with the seller. Sometimes it is something minor like sanding and repairing an area of chipped paint, other times it might be a railing is needed. We often keep certain common items in stock for when a seller won't or cannot make a repair to help. For example, we often pick up 2-3 step railings at auction sites to have on hand just in case. Where there is a will, there is a way as they say. In a worse case scenario where something high dollar and major gets flagged like a roof - it may lead to having to find a different house and we want to be transparent with that. This is also why we bring drones with us on home tours to check these things before you fall in love with a home so you're not disappointed later.
When you finance your VA loan through One Real Mortgage, your appraisal fee is waived up to $750, adding even more value. If the appraisal costs more than $750, you're responsible for the difference.
The 2% flat listing rate or commission charge for home purchases applies to transactions initiated directly through the Knox Team at Real. Buyers or sellers who come through referral partners such as Veterans United are not eligible, since they already receive rebates and discounts through that partner. Clients who come through any other referral source that charges us a fee are also not eligible, but may receive a prorated discount.
We do not recommend this. Just because you can get a VA loan without a down payment doesn't mean this is the best financial choice. A down payment reduces both your monthly payment and the total amount of interest you pay over the life of a loan significantly. We suggest putting down as much as possible as it is also instant equity in the home.
The VA itself sets no minimum credit score — that requirement comes from individual lenders, not the VA. Most lenders look for 580–620. If your score is below that, you're not out of options: FHA loans accept scores as low as 500 (with 10% down) or 580+ (with 3.5% down), so we can usually find a path to homeownership either way.
The VA funding fee is 2.15% of the loan amount on your first VA loan, and 3.3% on subsequent uses, at $0 down. Veterans with a service-connected disability rating of 10% or higher are fully exempt.
No. Veterans with full VA loan entitlement have no VA-imposed loan limit — you can finance any amount as long as you qualify for the payments and the home appraises for that value.
Yes. The VA maintains its own approved condo list, separate from FHA's — a condo approved for FHA isn't automatically approved for a VA loan, and vice versa. If a condo isn't on the VA list, we can help you find out whether it's eligible or has simply never gone through the process.
Generally 90 consecutive days of active duty during wartime, or 181 days during peacetime. National Guard and Reserve members qualify with 6 years of service, or 90 days of active duty (at least 30 consecutive) under Title 10 or Title 32 orders. If you were discharged early due to a service-connected disability, hardship, or a reduction in force, you may still qualify regardless of how long you served. Not sure where you fall? We can pull your Certificate of Eligibility and tell you in minutes.
