Don't Leave Thousands On The Table When You Sell Your Home.

Most Pittsburgh agents focus on taking photos and putting a sign in your yard. We start by looking at your equity, then build a customized marketing campaign and data-driven pricing strategy designed to protect it.

Do These Questions Sound Familiar?

Real Home Seller Fears,
With Real Solutions

We start with an equity-first approach, because Pittsburgh home sellers are liquidating their biggest asset for the highest return, or at least they hope to. These are the common questions and fears we hear from our clients every day. Any sound familiar?

<span class="pre-headline">01</span>What if my home sits on <br>the market too long?

Every day without an offer costs you money, leverage, and negotiating power. Pittsburgh buyers notice when a listing goes stale, and they use it against you. It's what I do to get buyers a deal, and I reverse-engineer that strategy to protect my sellers.

01What if my home sits on
the market too long?

<span class="pre-headline">02</span>What if I'm leaving <br>money on the table?

This is a valid fear, and it happens too often. Most agents have no financial background or skills, and they tell their clients what they want to hear to get a contract signed instead of what they need to hear to get the best return on their investment.

02What if I'm leaving
money on the table?

<span class="pre-headline">03</span>How Do I Buy My Next Home If I Haven't Sold My Current Home?

The Catch-22. You already know you wouldn’t want to accept an offer contingent on a home sale, even though you’re in that same boat. But you don’t have to be. We have several programs and services to help, and they often do more than pay for themselves. They can net you a larger return at closing.

03How Do I Buy My Next Home If I Haven't Sold My Current Home?

<span class="pre-headline">04</span>Should I Risk Giving Up My Current<br> Mortgage Rate?
I screwed myself with this fear. Had I made that move, the appreciation in property value would have far outweighed the higher rate, and I could have refinanced. The problem? We forget our homes are as much of an investment asset as stocks are. Let’s chat about our loan products and options and see if it makes sense for you. It may not right now.

04Should I Risk Giving Up My Current
Mortgage Rate?

<span class="pre-headline">05</span>What If We Price Our House Too Low?
Overpricing is the greater risk. A strategic lower price drives high buyer interest and fuels competition, often resulting in multiple offers that push the final sale price above market value. A tailored strategy ensures this approach is right for your specific home.

05What If We Price Our House Too Low?

<span class="pre-headline">06</span>Should I Consider <br> Taking A Cash Offer?
Be very cautious with predatory cash offer companies who exist to give you the lowest price possible, but a cash offer might be the right solution. We provide cash offers at market value, ones where you can share in the profits of a flip and sell without the work or investment.

06Should I Consider
Taking A Cash Offer?

Protect your ASSets: $75K in coverage and an attorney within 48 hours of a claim, on us.

Pennsylvania's seller disclosure law protects buyers, but who is protecting you if a buyer sues you after the sale even if you did nothing wrong?

The Knox Team, that's who.

Knox Knows the legal risks in real estate, and that's why we provide you with a complimentary 2-year Seller's Shield policy that covers you for up to $75K in legal fees if something were to go south. You can also choose to upgrade to a 4-year policy. We also give you a platform that walks you through every step of completing your disclosures, explaining every question in simple terms. We'd help you fill them out, but it's illegal for us to do so. Seller's Shield lets us protect you anyway.

We start protecting your equity from day 1.
We provide free home warranty coverage for up to 12 months while your home is listed, helping reduce repair costs from buyer inspections and unexpected breakdowns before closing. You know, like when the hot water tank decides to shoot craps after you accept an offer.

Make your listing stand out and ease buyer worries during the home inspection with a home warranty on us, just for being our client. Other brokerages make YOU pay for it. It helps save you money when negotiating repairs, and that's our job: getting you the best return on your biggest investment, not nickel-and-diming you.

Making your listing even more marketable and attractive to buyers: a $100 credit for rekey service or door hardware replacement for your buyer within the first 45 days after closing.

Need to have a landscaper refresh things before listing or hire someone to pressure wash? From handymen to plumbers, anything you elect to do, we'll get you quotes, schedule, and project manage everything for you so all you need to focus on is that decluttering checklist we gave you.

We also take care of all your municipal requirements.

No security system?
We'll help keep your vacant home safe with our home monitoring service that listens for glass breaks, smoke alarms, and watches on camera for intruders, all connected to emergency response services for up to 6 months on our Onyx and Marble listing packages.

We're like that good neighbor who always offers to loan you things, but better. Free rentals of pressure washers, carpet cleaners, tools, and more, forever, from our Community Tool Shed (launching spring 2027), with more items being added all the time. You know, the stuff that sucks to rent but you don't need to own.

#1 complaint sellers have: poor communication. As a professional project manager, and a home seller, it's mine too. Our communication commitment is weekly updates on your listing with a full report and steering call, real-time communication on offers or issues, and no dropped balls that impact you. If we don’t deliver, we’ll let you out of your contract. Knox knows communication. Let us show you the difference it makes. We put our money where our mouth is and provide a full project management and communication plan for every listing.

Not Three Comps and a Gut Feeling.

While most Pittsburgh agents pull a handful of comps and call it a day, I run every listing through 32 data points: usable yard space vs. lot size, proximity to elementary schools, days-on-market vs. price reduction patterns, nearby devaluing factors, and drive-by comps. The details that don't show up on the Zillow Zestimate are often the ones that move your price. That's not a hunch. It's methodology.

There are over 250 moving parts in selling a Pittsburgh home. I managed projects ranging from $10K process improvements to $30M system-wide initiatives at UPMC, with teams of hundreds across an entire health system. Your listing gets the same documented plan, timeline, and accountability. Nothing falls through the cracks, with a communication plan and guaranteed accountability.

Yes, guaranteed. We'll let you out of your contract if we drop the ball on communication, because you should be paying for performance.

Most agents show up with an iPhone to take pictures and a sign to stick in your yard. We bring our own in-house marketing agency, Pitch & Parcel, built on 17 years of brand management and marketing experience at Macy's, Pier 1, and UPMC. Only 60% of buyers find a home through Zillow. We reach the other 40% using the latest marketing strategies and even some of our own in-house technology.

From interactive home touring technology to digital listing billboards, streaming and connected TV ads, social media retargeting, geofencing, and even old-school methods like direct mail, your home won’t go unseen. And you'll get weekly reporting on how your custom listing marketing campaign is performing.

We aim to surprise and delight you every step of the way, and provide you with things I always felt were missing in real estate, like our Real Good Neighbors VIP program (see above). We'd tell you more, but spoilers aren't our thing. Unlike other agents or brokerages, our service only starts with your sale. It continues long after closing with lifetime Real Good Neighbors VIP membership and forever support for anything you need. Our clients are clients for life. Don't take our word for it, read our 5-star reviews.

Everyone deserves a home, which is why we cover the cost of rescuing a pet from a kill shelter for every home we sell, and our clients pick who we save. We proudly partner and volunteer with Paws Across Pittsburgh and other local shelters helping pets in need.

Don't Lose Your A$$
In Real Estate

We would rather not list your house at all, than tell you what you want to hear - like your house is worth $20K more than it is - just to get your to sign a contract.  That happens every day. A seller proposes a price an agent knows will lead them to lose money - lots of money - at closing, because they're afraid they'll lose the deal. The long term impact of that will leads to you selling far below what you would have gotten had an agent had a hard but honest conversation with you - supported by data and experience.

Most agents will tell you what you want to hear to get the listing contract signed. We'd rather not list your home at all than let you over price and start a domino effect that will cost you money.

Ask these before you sign anything.

Most sellers interview one agent and sign. That's like hiring the first person who shows up to a job interview. Before you hand over the keys to your biggest financial asset, ask these:

Can you explain geofencing, and what are pixels used for in retargeting?
If an agent can't answer this, anything they tell you about their "marketing strategy" is a yard sign and a prayer. Digital marketing isn't optional in 2026. It's how you reach the 40% of buyers Zillow never sees.

What data points do you use when pricing a home?
If the answer is "comps" (that's it, just comps), you now know exactly how much thought is going into the most important number of your sale. Pricing is a strategy, not a button you press on an MLS tool.

What formal education and professional experience did you have before real estate?
Years in real estate isn't the metric. A 20-year veteran can be the worst agent in the room. What matters is whether they bring real skills (data analysis, project management, negotiation, marketing) that actually transfer to getting you more money at closing.

What guarantees do you offer if things don't go as planned?
If an agent won't put anything in writing, that tells you everything about how confident they are in their own work.

A good agent won't flinch at any of these. A great one will already have the answers ready.

We hear that fear. No one wants to leave money on the table, but sadly most agents are guesstimating without logic and real data to mitigate risk.

That's why we use

32 Data Points

on every Pittsburgh listing. Most agents use three.

Most agents price your home using a handful of recent sales and call it a CMA, literally pushing a button and not understanding the output. Just ask one to explain the charts and graphs they hand you (bet they can't). Craig Knox and The Knox Team run every Pittsburgh listing through 32 data points: usable yard space vs. lot size, proximity to walkable elementary schools, nearby devaluing factors like commercial operations or electrical infrastructure, and days-on-market vs. price reduction patterns on comparable homes.

And if your home doesn't perform to the price agreed on, the Knox Knows Homes Declining Commission Guarantee means the fee goes down too.* We're a fiduciary. We don't win unless you win.

No.

Not every repair returns what it costs. Before you spend a dollar on pre-listing work, we'll walk through your home together and identify what's worth doing, what isn't, and what buyers in the current Pittsburgh market actually care about versus what they'll negotiate past anyway.

If there are improvements worth making, the Knox Knows Homes Listing Concierge program connects Pittsburgh sellers with vetted local contractors, and we have options for you to pay nothing until closing if you don't have the cash. No out-of-pocket costs upfront.

→ Download Our Free Guide: Home Runs For Home Values

It's good you noticed. Zillow's own published numbers put the Zestimate's median error at about 7% for homes that aren't currently for sale. On a $300K home, that's roughly $21,000 either way, and half of all Zestimates miss by more than that. And a lot of agents price homes using the same kind of automated tools. No AVM (Automated Valuation Model) compares the interiors of other homes to yours, knows what has and hasn't been updated or fixed, or factors in things like your neighbor whose yard looks like it came straight out of an episode of Sanford and Son.

The Zestimate is one of many AVMs. Our home value tool will also give you an automated estimate, and you'll see a wide range for all the reasons above. The difference is ours tells you to contact us for an accurate number, because getting an accurate number requires touring your home. Sometimes the Zestimate is too low, sometimes it's too high, but it's rarely priced just right.

Never.

That is flea market mentality, and you are not selling your biggest asset at a yard sale where the expectation is that you need to beat someone down on price.

The list price is your invitation for buyers to come inside and take a look. It’s not the sales price, which too many sellers misunderstand through no fault of their own, because they get a spineless agent who tells them what they want to hear to get a contract signed instead of being the fiduciary they are supposed to be.

Unlike a flea market that has a huge crowd of people browsing, no one is going to make a special trip to go tour something that’s overpriced, especially when on the same Zillow page they can see likely nicer homes or comparable ones for less. The homes that sit for months and drop the price, finally selling below what they could have? They left room to negotiate. Unless your house has a celebrity factor or is something very unique, never price above the market, ever, unless euthanizing your equity is the goal.

YOUR QUESTIONS ABOUT SELLING A HOME
IN PITTSBURGH ANSWERED

Frequently Asked Questions

Start planning at least 60 days before you want to list, and no less than 30. That gives you time to prep, market, and launch your home the right way, depending on how much work needs to be done.

If you're 75% of the way to deciding you're going to sell in the next 2-3 months, that's when you should start interviewing and meeting with agents. A good agent in a consultation is going to be brutally honest with you and tell you everything you should be considering. That gives you time to decide which of those things you can get done, how long you need, and get a plan in place.

Planning 30-90 days in advance results in homes that sell faster and for higher prices. The homes that suffer are usually the ones that go from meeting an agent to a sign in the yard in days.

Spring is usually the best time to sell in Pittsburgh. HomeLight's analysis of 2014-2024 Pittsburgh sales found that homes listed in February and closed in May sold for about 5.4% more than the yearly average, and homes listed in June sold the fastest. The slowest stretch is between Thanksgiving and Christmas, when buyer demand drops. However, people who need to buy and sell at this time are motivated usually. It's also a good time to start talking to an agent about a Spring listing if you know you have a lot of prep to do for the best planning.

The best time to sell is still when your home is ready and your next move is lined up. A well-priced, well-marketed home sells in any season, and listing in the off-season means less competition from other sellers. If you're aiming for spring, start planning 60-90 days ahead so your home is ready when buyers are.

Plan on about three months from listing to closing. As of August 2026, the median Pittsburgh home spent 57 days on the market before going under contract, according to Redfin, and closing usually takes another 30-45 days when the buyer is using a mortgage.

Some homes fly off the market, and others sit because they aren't priced reasonably for their condition, location, updates, and comparable sales. The most important thing you can do is work with an agent who will be honest with you and give you real, data-driven pricing guidance from day one.

The biggest costs of selling a house in the Pittsburgh area are your agent's commission and your share of the realty transfer tax. After that come smaller costs like settlement fees, municipal inspections, and prorated property taxes.

  • Realty transfer tax: Pennsylvania charges 1%, and your municipality and school district add more. In Allegheny County, the total ranges from 2% to 5% of the sale price, and the City of Pittsburgh is 5%. By custom, buyers and sellers split it 50/50. See the rate for your municipality.
  • Real estate commission: Set by your listing agreement. Ours is spelled out upfront in our transparent listing packages.
  • Settlement and title fees: Typically a few hundred dollars up to about $1,500.
  • Municipal requirements: Many Allegheny County municipalities charge for a sewer dye test or resale occupancy inspection.
  • Prorated property taxes and any concessions you agree to with your buyer.

Here's how much location matters. On a $300,000 home in the City of Pittsburgh, the seller's half of the transfer tax is $7,500. In a municipality with a 2% total rate, it's $3,000. We'll walk you through an estimate of your net proceeds before you list, so you know what you'll actually walk away with.

No. Pricing your house high to leave room to negotiate almost always costs you money. We never recommend it unless a home has a celebrity factor or is so unique there's nothing comparable to it (think a mid-century modern or a one-of-a-kind custom build).

We call it the flea-market mentality. At a flea market or yard sale, everyone expects that if something is marked $4, the seller will take $2 if they want to get rid of it bad enough. We're talking about your home, not an old coffee mug or candy dish.

If you overprice your home, you'll get few (if any) showings and likely have to drop the price to what it should have been in the first place. By then, your home is stigmatized. Buyers start wondering what's wrong with it, and the longer it racks up days on market, the further down it falls in search results on sites like Zillow until it's buried. It happens a lot: in August 2026, 38% of Pittsburgh homes for sale had a price drop, according to Redfin.

Brutal honesty: we almost never see a home listed high "to leave room" that doesn't end up selling for less than it should have because of it. And trust us, if we thought we could sell your house for $40,000 more, we would. You'd make more money, and so would we. We don't say this lightly. We just know it's going to cost you.

When we represent buyers, these are exactly the homes we look for: ones that were listed too high and have sat, because they're the best opportunities to negotiate concessions and discounts. You don't want to be that home.

For a home that isn't listed for sale, the Zestimate is often off by thousands and tens of thousands on higher priced properties. Zillow's own published numbers put its median error at about 7% for off-market homes. On a $300K home, that's roughly $21,000 in either direction, and half of all Zestimates miss by more than that.

So if an agent's number doesn't match your Zestimate, that's not surprising. A lot of agents price homes with the same kind of automated tools, which means they're gambling with your equity.

Where the Zestimate and other AVM’s really get it wrong: No automated model knows what the inside of your home looks like. It doesn't know your yard sits on a slope while the comparable sale down the street had a flat backyard oasis. Proximity to schools and shopping matters too. Nobody can accurately price your home without touring it, walking the neighborhood, and driving by the comparable homes, especially in Pittsburgh, where one side of a street can be flat and the houses on the other side have 38 steps to the front door.

Yes, marketing matters even when your home is on Zillow. 60% of homes are found organically on search portals like Zillow, Realtor.com, Homes.com, and Redfin, but 40% of homes sold are discovered through marketing of some kind, which may be word of mouth or an online ad. That's why it's important to list with an agent who has real marketing skills, and few agents do.

A sign in the yard and a few mailed postcards won't get buyers in the door. Real marketing finds the buyers most likely to want a home like yours at your price point. That's why we use data-driven ad targeting and market homes across more than 50 channels, using the same advertising methods the largest brands use (we know, because we used to do marketing for them).

We also bring technology right into our clients' homes, like interactive home touring, and pair it with old-school marketing that still works when it's done right. Many of our tools are proprietary and built in-house. We'd love the chance to show you how our marketing goes beyond what you'll find anywhere else in the Pittsburgh market.

In most cases, skip the major renovations. Most big updates don't pay for themselves when you sell. What matters is your net proceeds, the check you walk away with at closing, and the list price is only one part of that.

If you put in a $30K kitchen but only get $20K more for your home, you're $10K in the hole. Sure, the house might sell faster and list higher, but the check you get at the closing table is smaller.

There are exceptions. If you have a really dated home and a high level of urgency (say you're relocating and can't carry two mortgages), or your home looks like the set of That '70s Show in a high-dollar neighborhood and you've owned it a long time, bigger upgrades can net a larger return. There are also other options, like our cash offer programs where an investor buys your home, renovates it, and shares the profits from the resale with you. You can also sell as is, but in Pennsylvania you still have to disclose known defects when you do.

The best move is to work with an agent who knows home valuations and current renovation costs, so you can make the choice that gets you the highest net proceeds. There's no one-size-fits-all answer, and every Pittsburgh neighborhood has its own economics that need to be factored in. We're happy to run your home value and walk through all of your options.

Very few upgrades will put more money in your pocket at closing than they cost. Most things add some value, but what you're really asking is which upgrades will get you a better return, and that list is short.

Some things a home simply has to have: a roof, doors, windows, walls. Replacing them doesn't add value the way people expect. If a similar home were for sale in your neighborhood, would yours get more because it has new windows and a new roof? Yes, maybe $5K-$10K more, but buyers won't pay you back the full cost. Those items depreciate, and eventually the next owner will have to replace them again.

The exception is kitchens. Kitchens sell homes. They depreciate too (after about 10 years, an update adds little value, believe it or not), and you'll never recoup 100% of what you spend. But a buyer will pay more for a new kitchen.

The best things you can do to get a better price or sell faster are cheap and simple:

  • Fresh, neutral white paint
  • Refreshed landscaping for curb appeal
  • A professional deep clean, so the baseboards shine and the stair rails aren't... sticky
  • Small fixes like the loose doorknob, the broken cabinet hinge, or missing mortar
  • Annual furnace servicing and no signs of neglected repairs

If your roof is 20 years old or older, you'll almost certainly have to deal with it. Most insurance companies won't write a new homeowners policy on a roof that age, or will only cover it at its depreciated value, and your buyer's lender won't fund the loan without insurance.

We call it the closing killer. Everything is great, the contingencies are over, and the lender just needs proof of insurance to close. Then the insurance company won't insure the home, the lender won't fund the loan, and you've just lost a month off the market. When we put it back on, we'll likely have to drop the price because buyers will think something's wrong with it. You'll probably lose more on the price drop than the roof would have cost.

A cash buyer can sometimes take a credit and replace the roof after closing, so there's hope. But even cash buyers may back out (who wants to buy a home they can't insure?), and most buyers are using loans. All of them need a roof that passes to close.

Usually, yes. Home staging helps buyers picture themselves living in a home, and that usually means a faster sale.

Pittsburgh buyers have a hard time visualizing empty rooms or spaces that need work. I see it every day with my buyer clients. An empty home often looks smaller than it is, and some rooms are hard for buyers to imagine using. The right staging makes small spaces look larger and makes a home feel more like home.

The downside is that you, the seller, pay for it, and it can get expensive. A thousand dollars is a good starting number, depending on how much staging you need. The upside: if you've already moved and are paying a new mortgage, every month your old home sits means paying two. If staging helps it sell faster, it can pay for itself. You never know though, that might just become one of our next Real Good Neighbor's VIP Benefits.

Staging an occupied home is mostly about rearranging and decluttering, and it's one of the smartest things you can do before listing. The goal is to make each space feel more open and appealing, sometimes with simple refreshes like window treatments that, done right, add depth and make a ceiling feel higher or a room feel larger.

Many Pittsburgh homes have crammed living rooms, especially older homes built before the TV was invented, when the dining room was the main gathering space. In those homes, swapping the dining and living rooms (light fixtures included) can make a huge difference. The dining room often has the right space and layout for a TV and a sofa. And removing extra furniture, like your partner's La-Z-Boy recliner you've secretly wanted to set on fire for 10 years, makes a room feel larger.

During our listing consultation, we walk through a checklist of best practices and help you find ways to stage and declutter that mostly cost sweat equity. We also have some staging pieces we may be able to lend you, free of charge. What’s more? When you list with us, we will provide you with a free staging visit where we come to your home and rework things to optimize how the home shows included at no extra charge.

It depends on your municipality. Many Allegheny County municipalities require a sewer dye test, a resale occupancy inspection, or both before a home changes hands, and the rules, fees, and timelines are different in every one.

For example, Crafton, Carnegie, Bridgeville, Bellevue, and Avalon have required both, while Mt. Lebanon, Moon Township, and North Fayette have required a dye test only. Requirements change, so we confirm yours before you list.

If an occupancy inspection turns up code violations, Pennsylvania's Municipal Code and Ordinance Compliance Act generally keeps it from stopping your sale. The municipality issues a temporary certificate, and the buyer gets 12 months to make the repairs, though buyers often try to negotiate those repairs with you.

This is part of what our Listing Concierge handles. We check your municipality's requirements, schedule the inspections, and line up vetted vendors if something needs to be fixed.

Pennsylvania's Real Estate Seller Disclosure Law requires most home sellers to give buyers a written disclosure of known material defects before signing an agreement of sale. Most sellers use the Seller's Property Disclosure Statement, which covers areas like the roof, basement and water problems, structural issues, plumbing, electrical, heating and air conditioning, sewer and water service, and environmental hazards.

Some sellers are exempt, including executors and administrators selling a home as part of settling an estate. If you're selling an inherited home, we'll help you sort out what applies to you.

Not sure whether something counts? Disclose it. It's almost always better to disclose than to defend a claim later. Buyers generally have two years after settlement to bring a claim under the law, which lines up with the 2-year Seller's Shield coverage every one of our sellers gets.

We can't fill out the form for you (it's illegal for agents to do that), but our disclosure platform walks you through every question in plain English.

Yes, a buyer can take legal action against you after closing if they believe you failed to disclose a problem. That's why every seller who lists with us gets a complimentary 2-year seller's disclosure liability policy through Seller's Shield, with an option to upgrade to 4 years. It covers your legal defense if a buyer takes legal action against you after the sale.

  • Up to $75,000 of legal defense
  • Covers ANY post-sale dispute
  • Expert local attorney provided within 24-48 hours of ANY dispute
  • No retainer, no deductible, no out-of-pocket expense

Why it matters: Seller disclosure laws are pretty serious. When someone buys your home, they can take legal action against you if they believe you failed to disclose a problem, whether you did or not, or even if it was a problem you were unaware of. Ignorance is not a legal defense, so if you're listing an inherited property you've never lived in, or you're an investor who never even saw the property, you're not necessarily protected.

At The Knox Team, we're fiduciaries, not salespeople. Our job is to protect your financial investment, and that means more than selling your largest asset for the highest price. It means making sure you're covered before, during, and after the transaction, which is why every single client gets this coverage.

You have options: a bridge loan, borrowing against your home equity, or a buy-before-you-sell program. Each one lets you use your current home's equity to buy the next one, then pay it back at closing when your house sells.

This is one of the biggest challenges Pittsburgh home sellers face. You need to upsize or downsize, but you need the proceeds from your sale to buy the next home. Offers contingent on selling your current home are hard to get accepted, and you risk missing out on homes while you wait for yours to sell.

We're the real estate team that exists to protect and maximize your equity, and sometimes a buy-before-you-sell approach is the best way to do that. Moving out first means your home can be listed vacant and staged, which makes it easier to show and often helps it sell for more, which can offset the cost of borrowing. It also helps on the other side of the deal: if you need a long closing because you're still looking for your next home, some buyers will pass because their timeline doesn't match.

We work with HomeLight, One Real Mortgage, Zoodealio, and others to find you the most cost-effective option. Give us a call at 412-663-3325 and we'll walk through every option in our toolbox to sell your home and get you into the next one.

Seller concessions are costs you agree to cover for your buyer, like closing costs, title fees, transfer taxes, or their agent's commission. Yes, be open to them, as long as they make financial sense.

Typically, if a buyer is short $5K for what they need to close, they'll offer you $5K more than they otherwise would, so you aren't actually paying anything. The risk is if the home doesn't appraise for that higher price. In some cases, a buyer may simply need you to cover some of these costs.

Work with an agent who has the business sense to help you sort out which offers are actually good for you once concessions are factored in.

Sellers aren't required to, but many still do. In today's market, many buyers can't afford to cover their agent's fee on top of a down payment and closing costs, so offering something can help your home sell.

The 2024 NAR settlement changed how buyer agent compensation works. Sellers can no longer offer it through the MLS, and buyers now sign a written agreement with their agent before touring homes. You still have options:

Offer compensation upfront. You can put it in a pre-written agreement called a CBC (Cooperating Broker's Commission). It can be advertised anywhere except the MLS. For example, a rider on your yard sign that says "3% Buyer's Agent Commission" tells buyers and their agents it's a sure thing, and that gets your home looked at first.

Let the buyer ask for it in their offer. Then it becomes part of the negotiation.

Knox knows offer strategy. If your home is likely to be harder to sell, we usually recommend a CBC and marketing it everywhere we can to drive buyer traffic. If your home is likely to sell fast and has no barriers to selling (outdated, needs repairs), we suggest letting buyers write it into their offers, because a CBC commits you before you've seen a single offer.

Here's why that matters. Say you get two offers: $295K with no commission ask, and $300K with a 2.5% commission ask. The $295K offer nets you $2,500 more. That's why we preach that list price isn't the number that matters. Your net proceeds at closing are, and pricing, offer strategy, and negotiation are where the money is.

Yes, realtor commissions are negotiable, and they always have been. Brokerages can't fix prices. The 2024 NAR settlement put a bigger spotlight on that and changed how buyer agent compensation is handled.

We don't haggle on our rates. Instead, we offer clear, transparent listing packages, so you essentially pick the fee you pay and the services you want. Most of our packages share the same core features and benefits. The main difference is how much ad spend goes into marketing your home. If you want something that isn't in your package, we can add it. Every package comes with real, professional marketing, and plenty of it.

An escalation clause lets a buyer automatically beat competing offers by a set amount, up to a maximum price they choose. If your home gets multiple offers, it's one of the best tools you have for getting the highest price.

It works like bidding on eBay. You tell eBay your max bid is $100, start with a $2 bid, and let it raise your bid automatically by $2 every time someone outbids you. An escalation clause does the same thing: "I'll beat any offer by $2,000, up to $340,000."

I recently won a multiple-offer situation for a buyer using one. The home was listed at $325K, about $25K under market value (smart, and our preferred strategy), which created a bidding war. Our max was $340K, the highest number I felt the home could appraise for based on comps and data. Our offer started at the $325K asking price and escalated in $2K increments over the next highest offer. We won, and the seller got $2K more than the next best offer.

The one thing to watch is the appraisal. If an escalation pushes the price above what the home appraises for, the buyer has to cover the gap or renegotiate, so we look at appraisal gap coverage right alongside the escalated price.

So why would an agent tell you not to accept them? Usually because they don't fully understand how they work. Your agent is required to present every offer to you, including ones with escalation clauses, and whether to accept one is your decision. "What's an escalation clause?" is one of our recommended questions when you interview agents. If they can't explain it, or tell you it's a problem, that tells you a lot. And if you're mid-sale and offers with escalation clauses are being turned away without a clear reason, ask your agent to walk you through it, or talk to their broker.

In most cases, yes, you should accept FHA and VA offers. FHA and VA buyers are often just as qualified as anyone else, and turning them away shrinks your pool of buyers. As a general rule, why would you turn down any buyer?

The exception is a home with a safety issue that won't pass an FHA or VA appraisal. These appraisals look for basic health and safety items, like handrails on stairs, exposed or unsafe wiring, or peeling paint in older homes. In Pittsburgh, some basement stairways don't have room for a railing all the way down. My own home is like that: a railing can't extend along the top half of the steps, so I'd likely have trouble accepting FHA or VA if I sold it.

Older homes with 2-prong outlets aren't an automatic deal breaker, but appraisers can flag electrical they see as unsafe. Often the fix is small, like a $50 railing or a $20 GFCI outlet by a sink, and that's worth it to sell your house. The FHA appraisal used to be much stricter. Today, it's mostly basic safety.

It really depends on your home. Just make sure an agent who tells you not to accept FHA or VA is saying it because your home has a specific issue that won't pass, not because of dated ideas about those loans.

The biggest risks are money and liability. According to NAR's 2025 Profile of Home Buyers and Sellers, FSBO homes sold for a median of $360,000, compared to $425,000 for homes sold with an agent. (Part of that gap is because FSBO sales include more rural and lower-priced homes, but that's still a big number to leave on the table.)

Legal risk. You aren't a licensed agent trained in real estate law working at a brokerage with attorneys on retainer. As a seller, you're responsible for following state and federal law, including fair housing and disclosure laws, and not knowing the rules doesn't protect you. Even something as simple as how you choose between two similar offers can lead to a fair housing complaint if you can't show why you made the decision you did. Getting involved in the buyer's home inspection is risky too. If a defect turns up after closing and the buyer claims you steered the inspector away from it, you can be sued. When you work with a licensed agent and brokerage, they help protect you through the process.

Pricing. Do you know how to comp a home, and do you have access to the right market data? You won't get it from ChatGPT or Zillow. They only have partial data.

Exposure. FSBO homes aren't in the MLS, which feeds Realtor.com, Redfin, Homes.com, and thousands of agent websites. On Zillow, they show up in a separate tab many buyers never click. Some agents also steer clients away from FSBO homes because they can be harder to work with. If there are 10,000 buyers who'd be a match for your home, you'll be lucky if 50 of them see it online, and maybe 2 or 3 of those will tour it in person. I say this as someone who did FSBO on both the buying and selling side before I was in real estate.

If you're in a position where you have to sell and can't afford to pay commissions, reach out. We have options that are a happy medium between FSBO and a traditional listing.

Yes, a seller's home warranty is worth having. It protects you from surprise repair bills while your home is on the market, and a warranty for your buyer makes your listing more attractive. Every home we list gets both, something many agents make you pay for. Covered repairs or replacements cost you a service fee of around $99.

Seller's coverage protects you from Murphy's Law. You know: you accept an offer and the dishwasher dies. You'll be expected to replace it, spending money you didn't plan on. With our seller's home warranty, it gets repaired or replaced for just the service fee.

For $50, you can add HVAC coverage (furnace and air conditioning) for extra peace of mind. HVAC coverage is included on our Onyx and Marble listing packages for homes $200K or more.

A listing agreement is a binding contract, so whether you can cancel early depends on its terms. With us, you can: if we don't keep our communication commitments, our Worry-Free Exit Guarantee lets you cancel your listing agreement. No penalties, no hard feelings.

The #1 complaint sellers have about their agent is that they go silent. Every Knox Knows Homes listing comes with a documented communication plan: a weekly report showing your marketing performance, views on search portals, and our plan of action, plus a scheduled weekly touch base, real-time communication on offers, and a heads-up any time something affects your sale.

If we miss a deadline or drop the ball on communication, you can exit your listing agreement. The only exception is a planned vacation, when your agent will give you at least 7 days' notice and make alternate arrangements.

Real Good Neighbors VIP is our exclusive client program, with the benefits and services we always wanted as home sellers but never had. Every seller who lists with us is a member, and membership lasts for life.

When you sell, you get:

  • $75K Seller's Shield disclosure liability coverage
  • A free seller's home warranty while your home is listed
  • A free home warranty and a rekey credit for your buyer
  • Our Worry-Free Exit Guarantee
  • Listing Concierge service for pre-listing projects

For life, you get: free tool rentals from our Community Tool Shed and free notary services (both launching spring 2027), monthly giveaways, Good Neighbors Meet Ups, a member discount portal, and an AI-powered HomeHub for everything home.

The Declining Commission Guarantee is available with our Onyx listing package. The initial fee is 3.5%. If your home doesn't get an offer within $2K of our suggested list price in the first 30 days, and you've followed our marketing plan and pricing guidance, we cut our rate to 3% on day 30, then by another 0.25% every 30 days after that, down to a minimum of 2%.

Clients must agree to our listing plan and complete the agreed-upon actions. For example, if a client agrees to repaint purple interior walls white and doesn't, the fee reduction is void, because that's an item that makes a home harder to sell.
